This was a fun one! There is a beautiful home for sale in Felton my clients were interested in. It’s been on for MONTHS with no offers nor a reduction in price. But online it looked good! When we got there, this one of many issues we discovered.

This was a fun one! There is a beautiful home for sale in Felton my clients were interested in. It’s been on for MONTHS with no offers nor a reduction in price. But online it looked good! When we got there, this one of many issues we discovered.
This is something that could potentially be fixed during escrow, but could also be a headache down the road.
Why this matters:
∙ Hidden costs - Budget for reconnection, depending on what electrical work is needed
∙ Timeline delays - Could add weeks to occupancy if major electrical work is required as PG&E often does a full electrical inspection prior to rerunning an electrical line
∙ Underlying issues - Properties don’t usually have service and wires terminated like this without reason - could indicate prior code violations, safety concerns, or long-term vacancy/neglect
∙ Financing complications - Some lenders won’t finance properties without active utilities
Ultimately, with what my clients were wanting out of their next home, it was a pass for us. Sometimes you just need to go check out a property in person to come to this conclusion. We were happy to narrow down the focus and realize what does and doesn’t work for this individual family. But overall cute property!
A great example of who you work with matters.

I’m such a believer in hiring the expert- this rolls back into that. I didn’t become a top realtor in California just by following what my peers were doing. If I just simply did what my friends did at the time, I wouldn’t be where I am today. I LOVE my friends, but they never lived outside of the Northeast and weren’t realtors who did what I wanted to do!
I worked under great mentors to learn the craft who were true experts in their field. Now 10 years later, I’ve helped over 100 families buying and selling some of the most unique homes in California. Like this oceanfront multigenerational estate overlooking Black’s Beach in Santa Cruz.
Learn from those who are doing what it is YOU want to do.

Living in the Santa Cruz Mountains? It teaches you to see properties differently.
After years working with rural estates among the redwoods, I’ve learned that the best properties aren’t just about views and square footage. They’re about understanding your relationship with the world around you. How YOU live within the world around you.
Spotting a vulture circling above reminds me: these aren’t just homes. They’re part of larger ecosystems. Wildlife corridors. Protected watersheds. Habitat that matters.
That awareness has completely transformed how I approach real estate.

I recently was chatting with someone looking to move to Santa Cruz, after they found me here on Instagram.
One thing they brought up which hit hard was that half the videos they watched about the area online seemed repeated and robotic- to which I mentioned that content was probably made with AI.
Not always bad, but certainly more noticeable everywhere lately. But I could tell they were frustrated with it. They clearly wanted something more real.
Our conversation evolved into continuing our home buying consult offline and walking along the bluffs while really going down the rabbit hole of “how can we set up a successful home purchase in Santa Cruz?”
(Side note yes, we really can do our home buying consults at the beach!)
AI is a great tool for content building and general questions. But what it can’t do is the human aspect of my job- like telling you the quirks of specific homes that have been on the market for weeks already, or which coffee shop locals actually go to, or how living among the redwoods might change your personal daily routine. It can’t find you the hidden opportunities of coming soon and off market listings within your budget. It can’t give you the real insights that come from actually living and working here for years. It can’t connect you with the actual local COMMUNITY… which is what this platform was meant for in the first place.
All this to say authenticity and real relationships matter more than ever when so much of what we see online is AI slop and comments full of trigger words for manychat bots.
If you want to work with a realtor in Santa Cruz where there’s an actual human on the other side of your DM inquiry, answering your specific questions in real time... you know where to find me!
